    2.Preliminary Cost Estimation

    • Action: Based on the property size and your stated requirements, we provide a Preliminary Cost Estimate to ensure project feasibility.

    • Goal: To confirm financial alignment before any commitment to site work is made.

    3. Client Commitment & Site Verification Deposit

    • Action: Upon agreement on the Preliminary Cost Estimate, the client provides a 10% deposit to confirm commitment and secure project resources.

    • Goal: To formally begin the project and immediately schedule the physical site inspection.

    4. Concept Development & Technical Documentation

    • Action: With the contract signed, we produce high-fidelity 3D Renderings and finalise material selection. This is followed by comprehensive Technical Drawings (electrical, construction specs).

    • Goal: To translate the vision into precise, buildable documentation.

    5. Execution & Handover

    • Action: We manage the full construction and implementation phase, including sourcing, quality control, and intensive site supervision.
    • Goal: The project culminates in a final inspection and the official, seamless handover of the completed space to the client.

      Yes, absolutely. The site inspection is crucial for taking accurate measurements and verifying architectural details before any commencement of fabrication work.

      The Preliminary Cost Estimate is a reliable rough costing based on the required scope and property size you provide. It confirms the project’s financial feasibility.

      6. Do you guarantee the project will stay within the final agreed-upon budget?

      Yes. Once the Final Quotation and Contract are signed, we guarantee complete financial clarity. Our management system is focused on delivering exceptional results on time and strictly within the agreed-upon budget.

      7. What types of costs are included in the final service quotation?

      Our final quotation covers the full scope of our Design & Build services as outlined in the contract, including design fees, material costs, construction/implementation, and project management.

      8. Do you offer separate packages for different property sizes (e.g., small condo vs. large bungalow)?

      While we use property size to determine the initial estimate, our services are bespoke. The complexity and specific requirements of the project—not just the size—determine the final service scope and price.

      9. Can you handle the entire renovation and construction process?

      Yes. Our model is full-scope Design & Build. We manage everything from technical drawings and local authority submissions (at additional cost to be borne by owner) to material sourcing, construction, site supervision, and the final handover.

      10. How much does condo interior design cost?

      Costs start between RM200-RM300 per sq.ft for a condo renovation. Prices go up based on size, materials, and custom features. 

      11.What's the timeline for a double storey house design project?

      Most projects wrap up in 6 to 8 months. It starts with planning, then design tweaks. Delays happen with custom orders, indecisive decision from owner or site issues.

      12.How is bespoke bungalow design different from standard options and whats the cost?

      Bespoke means we build it just for you, from layout to finishes. No cookie-cutter plans here. Your bungalow gets unique touches that match your style. The cost per sq.ft for bugalow design and build range from RM 480/sq.ft for basic and RM 650/sq.ft for luxury build. Prices go up based on size, materials, complexity of the design and custom features.
