Goal: To obtain all necessary requirements and property size data without an initial site visit.
2.Preliminary Cost Estimation
Action: Based on the property size and your stated requirements, we provide a Preliminary Cost Estimate to ensure project feasibility.

The Elements of Our Expert Design Approach
The Magic of Space Planning
One of the key principles of proper interior design can be referred to as space planning. This involves factors such as, how people will be moving around the space, how natural light will be utilized in the space, and the overall efficiency of the design in terms of function without compromising comfort. A designer might use, for example, zoning to divide the space into spaces for work, leisure, or social interaction. They may take advantage of existing shelf systems for space management hence maintaining a declutter environment. For more design tips read our latest design guides.
Function Meets Form-Furnishing
Another crucial aspect of implementation of the design is the furniture selection. It is not about aesthetics only; it is about choosing things that not only look good but are suitable for use and do not cause awkwardness. A designer looks at the scale, proportion and human factors to ensure that this furniture does not become an obstacle within the area. Soft and durable materials and textures are then chosen depending on comfort, durability and color and style of furniture.
Lighting: Setting the Prevalent Mood and the Area
Lighting is truly one of the important element of interior design. It can be used to enhance the ambiance, draw attention to structural elements and generate feelings of a cozy and romantic atmosphere. The best example of integrating lighting layouts is utilizing ambient lighting to provide overall illumination, presenting task lighting for specific purposes, and utilizing accent lighting that highlights paintings or structure lines. The type of lighting fixtures, from the hanging lamp to the table lamps adds to the beauty of the interior decor and gives a feeling of continuity.
The Power of Color
The use of colour as a factor is one of the key strategies that can be deployed by an interior designer. It can make one feel something, make a space feel wide or close, and act as the string that holds the entire set of strings. In general, a designer may use bright and contrasting color on one wall to create the dramatic impression or chose soft colors with natural shades for a harmonious and balanced effect. They know how to utilise color and its psychological effects in order to achieve the intended ambiance
Material Magic-Textures and Finishes
The choice of materials and their finishes add depth, textures and character to the space. From the warmth of natural wood floors to the sleekness of polished concrete, designers carefully choose materials that complement with each other to create a cohesive aesthetic. Fabrics, tiles and wall cladding introduce texture and pattern, while finishes like paint and metal accents add a touch of shine or a rustic charm.
The Heart of the Home- A reflection of you
Lastly, good interior design can simply be defined as the ability to come up with a design that captures the lifestyles and personalities of the occupants of a particular home. It is a place that is feel comforatable, inviting, and special, a place that belongs to you alone. It is important to appreciate that the process of designing involves a lot of listening from the interior designer to you. They translate your vision into a reality, designing an environment that not only is aesthetically pleasing but also one in which you can live and work comfortably.
Frequently Asked Question
1. What interior design services do you offer?
We handle condo interior design, double storey house design, bespoke bungalow design, and commercial interior design. Each service fits your space and needs. Our team turns ideas into cozy, functional homes or offices.
2. How does the initial consultation work if it’s not an in-person meeting?
We start with an efficient, detailed virtual consultation via WhatsApp or phone call. This allows us to quickly grasp your needs, budget, and design preferences without requiring an immediate physical meeting, saving your time.
3. Why do I need to pay a deposit before the site inspection?
The 10% commitment deposit is required after you approve the Preliminary Cost Estimate. This secures your slot, confirms your intent to proceed, and enables us to commit our design team and resources to schedule the detailed, mandatory site inspection.
4. Is the site inspection a mandatory step in your process?
Yes, absolutely. The site inspection is crucial for taking accurate measurements and verifying architectural details before any commencement of fabrication work.
5. How accurate is the Preliminary Cost Estimate provided in Step 2?
The Preliminary Cost Estimate is a reliable rough costing based on the required scope and property size you provide. It confirms the project’s financial feasibility.
6. Do you guarantee the project will stay within the final agreed-upon budget?
Yes. Once the Final Quotation and Contract are signed, we guarantee complete financial clarity. Our management system is focused on delivering exceptional results on time and strictly within the agreed-upon budget.
7. What types of costs are included in the final service quotation?
Our final quotation covers the full scope of our Design & Build services as outlined in the contract, including design fees, material costs, construction/implementation, and project management.
8. Do you offer separate packages for different property sizes (e.g., small condo vs. large bungalow)?
While we use property size to determine the initial estimate, our services are bespoke. The complexity and specific requirements of the project—not just the size—determine the final service scope and price.
9. Can you handle the entire renovation and construction process?
Yes. Our model is full-scope Design & Build. We manage everything from technical drawings and local authority submissions (at additional cost to be borne by owner) to material sourcing, construction, site supervision, and the final handover.
10. How much does condo interior design cost?
Costs start between RM200-RM300 per sq.ft for a condo renovation. Prices go up based on size, materials, and custom features.
11.What's the timeline for a double storey house design project?
Most projects wrap up in 6 to 8 months. It starts with planning, then design tweaks. Delays happen with custom orders, indecisive decision from owner or site issues.
12.How is bespoke bungalow design different from standard options and whats the cost?
Bespoke means we build it just for you, from layout to finishes. No cookie-cutter plans here. Your bungalow gets unique touches that match your style. Prices go up based on size, materials, complexity of the design and custom features.
